At the bottom of the Cortona hill, in an important archeological site, stands the splendid Villa Grazia, built in the 17th century, which belongs to one of the most popular noble families in Italy. A short tree-lined road leads to the villa's entrance, surrounded by a wide park with age-old trees. Wonderful alleys and romantic ornamental elements - ponds, small bridges and other handmade articles - enriche the garden. The Villa is surrounded by olive groves and vineyards and buildings that were once used for rural activities as well as the old private chapel of the owners. The Villa, skilfully restored and finely furnished, is made up of a main building and an annex, which was once the granary of the property. The main house is built on two floors. The main entrance, at the ground floor, is into an impressive setting-the-scene hallway which leads to the ample sitting room with satellite TV and DVD-player. The typical Tuscan kitchen is equipped with everything necessary to prepare or have the tastiest traditional local dishes prepared by the villa's cook, from the Ribollita to the Chianina steak. The bedrooms (one twin and two doubles) are incredibly comfortable and beautifully furnished. Still on the ground floor there are two bathrooms and an extra bedroom with a trundle. A stone staircase leads to the first floor. The cosy sitting room is elegantly furnished with antique pieces, while an arch made up of original bricks separates the fully equipped kitchen from the adjacent sitting area, ideal for relaxing after an abundant meal. The bedrooms on this floor (two doubles and one twin) have ensuite bathroom and are uniquely furnished. The ceilings are either typically Tuscan widely-corrugated brickwork or chestnut beams, both giving a cosy feel to every room. Tapestries and wall paintings abound while tastefully flowing curtains adorn almost every window. The villa has central heating, washing machine and dishwasher. The maisonette Villa Grazia 3 is made up of a characteristic fireplace enriched by precious decorations, fully equipped kitchen, bedroom with double wrought iron bed, bathroom with shower and hydro-massage. The maisonette also includes a comfortable gallery with two single beds. The floors are made of typical Tuscan terracotta tiles, the ceilings have typical wooden beams and the curtains are decorated with sunflowers, which contribute to recreating the atmosphere of the times gone by. Outside there is a Terracotta foyer, furnished with wrought iron furniture, ideal for dinners en plein air. The swimming pool (7 x 14 m) is furnished with umbrellas and deckchairs. Its exclusive use ensures the guests can fully enjoy this wonderful villa and its incredible location. Florence, Arezzo, Siena and Montepulciano in Tuscany and Perugia, Assisi, Gubbio and Lake Trasimeno in next-door Umbria are all with an hour's drive.
The pool is shared by the villa's guests and the owners. Bed linen and pool towels are changed weekly while bath towels are changed twice a week. The weekly rate doesn't include telephone and heating, which are paid according to consumption. On request: baby bed, extra clenaing, rental of an Italian mobile phone, cook for dinners. The villa disposes of a wi-fi internet connection. Air-conditioning is 300€ per week. A € 500 security deposit must be paid upon arrival.

The villa is everything we hoped it would be, Great location, superb pool surrounded by vineyards and greenery and very helpful hosts. The villa is exquisitely decorated and the kitchen has everything it that you would need for a weeks stay.
